Project Summary
An investigation of the role of property market analysis in the valuation of investment grade property in Australia by survey of practising valuers. The proposed on-line survey and associated literature review will be a longitudinal study of valuers’ practices and perceptions.
The purpose of the project is to identify the nature of valuers’ understanding of the property market process, most particularly through the manner in which it is used in the practice of valuing investment grade property. The objectives are aimed at collecting data from this study to provide a resource for future analysis and comparison with the similar postal survey of API members undertaken by Professor Lynne Armitage (in co-operation with the API/AIVLE) in 1998 (reported in 2000) which received completed responses from 250 members after an extensive investigation of published literature had identified a dearth of information on this topic.
Given the apparent diversity of opinion regarding the nature of the property market process and its analysis which the literature presented, the survey will provide a clearer, current view through its recording of the existing situation and raising the opportunity for the differing perspectives of practitioners to be explored through this longitudinal (subsequent) study. The survey will provide responses, drawn from practitioner participation in the survey, to questions relevant to practising valuers, land economy members and other areas of the property profession at large.
